Maintenance of gas stoves in apartments: what is included in maintenance, terms and frequency of maintenance
Due to the explosive nature of the fuel used, indoor gas equipment requires special attention. At the slightest malfunction, it becomes a source of serious problems, therefore the maintenance of gas stoves in apartments is regulated by law and is also strictly regulated.
Agree, if you have a hob connected to a gas pipeline, then you should study in advance the frequency and procedure for checking it. Otherwise, an unfamiliar gas technician will come and hang out in your kitchen, and then, in the event of an emergency, you will remain to blame for everything, since you are the owner of the house. Next, we will tell you what should be included in maintenance and how often it is carried out.

Legal side of the issue
Gas appliances in the apartment are the property of the homeowner. It is he who bears full responsibility for the serviceability and proper maintenance of the gas stove. If an explosion occurs, the owner of the home will have to answer for the damage caused.
Previously, gas stoves and water heaters were checked by law once every three years. But since September 2017, the maintenance procedure has been changed due to the increasing frequency of fires and methane explosions in apartment buildings. Nowadays, maintenance and inspection of gas equipment must be carried out at least once a year.
It is legally stipulated that the owner of the house is obliged to enter into a contract with a specialized company contract for regular maintenance. Without this document, the gas supplier can and most likely immediately refuse to supply fuel, cutting off a gas pipeline to the apartment. No one will want to be held responsible for your failure to comply with the laws.
Initially, all aspects of maintenance and inspection of gas stoves were the responsibility of the apartment owner. He himself was obliged to monitor the serviceability of all equipment and, as necessary, call a technician or carry out repairs himself.
However, this approach led to multiple emergency situations, since most homeowners preferred to save money by leaving maintenance of gas-powered indoor appliances for later.
The gas supplier and the company servicing indoor gas stoves do not have to be the same company. However, most often the maintenance agreement is concluded with the resource supplying organization, so that there is less hassle.
Maintenance of apartment gas stoves
Many people do not like scheduled visits from gas workers. They take place during working hours, which often causes problems. In some cases, the inspection can be rescheduled by agreement, but this is not always possible. Plus, not all service companies make such changes to the established schedule (especially if they are a monopoly in a certain city).
It is prohibited to carry out an inspection on your own or by an unauthorized company. The master who came to check the gas stove, based on its results, draws up a corresponding document with a signature and seal. Without this document, gas will not be supplied to the apartment.
On the other side - clean the burners and anti-carbon nozzles so that the flame burns evenly again - you can do it yourself. The main thing is that the stove then turns out to be in good working order and operational.
If there is no experience and/or skills in such work, then it is best to delegate all maintenance operations to an experienced technician. It will cost money, but it will be safer.
When checking gas equipment, gas workers will still identify problem areas and points of intervention in the equipment. And if they have any complaints about the serviceability of the stove, then the gas in the apartment will be immediately turned off by turning off the tap or installing plugs on the pipe.
Difference between VDGO and VKGO
IN Resolution No. 410 There is a clear division of the entire gas supply in an apartment building into intra-house (VDGO) and intra-apartment (VKGO).
The HOA or management company is responsible for the first, and the apartment owner is responsible for the second.
Two contracts are concluded with gas workers for the maintenance of VDGO and VKGO. In the first case, all interaction with inspectors is taken over by the house management company or HOA. They enter into an agreement with each other regarding the timing of inspections, their frequency and payment.
In the case of indoor equipment, the owner of the apartment comes into play. Only a maintenance agreement can be concluded with him, and only he has the right to allow anyone into his home for inspection or not.
Moreover, if you do not agree to the inspection and do not allow gas workers to access the hob, you may be left without gas. And here it doesn’t matter whether there are debts for it or everything has been paid in advance.
Frequency of regular checks
The laws stipulate that, according to a previously concluded agreement, gas workers in an apartment are required to check the gas stove at least once a year. But they can come more often.
There are unscheduled inspections (when gas explosions occur), equipment replacements, other events and simply emergency calls. However, the owner of the house must pay only for one scheduled visit and those inspections that are initiated at his personal request.
If the apartment has a gas stove, then the following will come regularly for inspections:
- Gas workers - annually and for a fee.
- Employees of the Ministry of Emergency Situations or others authorized to monitor ventilation - quarterly, free of charge.
All mandatory inspections in apartments are aimed at increasing the safety of using household gas appliances. The minimum frequency of inspection of gas stoves is strictly established at the level of all-Russian legislation.
Therefore, the owner of a home in an apartment building is obliged to enter into a maintenance agreement and allow inspectors to visit him at least once a year.
Inspection order and procedure
It’s hard to argue with the need for VKGO maintenance. Most Russians themselves are aware of their security responsibilities. And for the rest there are laws and strict requirements.
All that remains is to figure out what is included in the routine maintenance and inspection of a gas stove, because the correct inspection is primarily the concern of the apartment owner, for whom the absence of gas problems is most important.
When inspected as part of the annual maintenance, the gas technician checks:
- Completely check all VKGO for integrity and compliance with state standards.
- The presence of draft in the ventilation duct and the condition of the chimney (if any).
- Availability crane and plates for emergency manipulations to shut off gas.
- The integrity of gas pipeline pipes and casings where they pass through walls.
- Tightness of threaded connections and serviceability of shut-off valves.
- Condition and integrity flexible bends.
- Gas pressure in the supply to the stove.
- Automatic ignition is working properly.
- The performance of each burner, the smooth operation of the valves and the correct adjustment of the flame.
- Serviceability of thermocouple and emergency gas shut-off valve.
- No mechanical damage to the hob grill.
- Reliability of fixing the oven door when closed.
The owner of the house and family members are also instructed to ensure safe correct operation of gas appliances.
All deficiencies identified during maintenance and recommendations for the consumer on how to eliminate them are indicated in a report drawn up in triplicate.
One remains with the master, the second is given to the owner, and the third is sent to the gas supplier. And if there are problems, the apartment’s gas supply will be disconnected immediately until the problems are eliminated.
Conclusions and useful video on the topic
The video will discuss the mandatory maintenance of indoor gas equipment:
What the master must do during maintenance:
What we have to pay for during inspections and how we can save:
It is strictly prohibited to operate a faulty hot water heater or hob on gas. However, not all problems in them can be determined by an inexperienced person on their own. Therefore, it is highly not recommended to interfere with routine checks of the gas stove in your apartment. This is not so much a matter of compliance with laws as of personal safety.
If you have positive or negative experience with gas workers or an interesting story related to the operation (repair) of gas equipment, write comments in the block below. We are also ready to help you understand all aspects of inspection and maintenance of household gas appliances.
I invited a gas worker to carry out technical inspection. gas water heater and stove. I cleaned the nozzles on the stove, removed the lining from the gas water heater and put it back. He said that everything was fine, took 1500₽ and left. Not an act, not a seal...
It wasn't a gas worker, you were just deceived
Please tell me how much it costs to maintain a gas surface?
I bought a gas stove secondhand, they promised to give me a passport, but, as it turned out later, they had lost it, and they couldn’t find it. In Gorgaz, the gas stove is listed as old and payment receipts come for the old stove. Do I need to provide information about replacing the stove? If so, do I need to pay for changing the name? I paid the technician for the installation of the gas stove.
A specialist, a representative of the Chusovsky branch of JSC Gazprom Gas Distribution Perm, put a blank, in the act, the defective statement, indicated the studio apartment!!!! The equipment and regulations during inspection were not followed!!!
Hello, I just don’t have a negative experience in dealing with gas workers, not only did they kill the gas meter, but they also charged me with an average tariff that is 10 times more than the house can consume in principle, and what’s more, no one explains anything about the meter they don’t want to change anyone, you won’t get through to anyone, and what’s more, pay 3000 a year for a drunk mechanic to come (as in my case) look at the pipe and that’s where the maintenance ends
For a year, the gas workers never showed up, they only come to renew the contract and charge a fee... the question is, why am I obligated to pay if there is no service?
The new boiler was killed during the first start-up, the solenoid valve was dismantled, some of the spare parts were lost and they were made directly... now the gas does not shut off in the event of an accident or the gas is turned off and on... I had to buy a new wall-mounted double-circuit boiler... they don’t service or repair wall-mounted ones, they say there are not enough brains... but they impose technical maintenance services, although they do nothing...
I would like to know if there is a difference in maintenance rates for gas and combination stoves.I have a combination stove - a gas hob and an electric oven. The craftsmen inspect only the hob, without looking into the oven, but do they charge for a completely gas stove?
500 rubles for five minutes of looking at the gas pipes in my apartment?! They don't pay me that much!
The experience was negative!!! The master came, but could not inspect the hob, since the contact surface between the panel and the countertop was treated with silicone (as indicated in the recommendations for installing the panel, and silicone was included in the kit. Below is an electric oven, which can be removed and all pipes can be inspected. “Master” refused to carry out an inspection. Next came the heating boiler - the “master” looked at it with horror and in a trembling voice said that she does not service this equipment.... Then she asked to make a soap solution for her in order to check the joint at the meter. For this, according to the contract, I I had to pay about 1000 rubles...
Second example: My mother’s gas water heater, after a visit from a miracle worker, began to bang when ignited so that the windows almost fell out, when they began to sort it out, it turned out that the igniter was bent. That is, after inspection, the equipment was previously in good working order, but became dangerous for use (And for this, more than 1000 was taken from a disabled pensioner...
Another example: a planned replacement of a meter, we bought a meter, called the gas workers, they installed it, issued a report, and with the report we went to the customer department, 3! I waited months for the meter to be sealed. As soon as the new meter was installed, gas consumption dropped from 30-40 m3 to 1))) I checked with the subscriber, they said that this is the accuracy of the device. It's been 2!!! years, I was called to account that it was I who paid so little. They said that my meter was faulty, I bought a new meter and while we were waiting for the “experts” we realized that when installing the meter, there was an arrow on the meter indicating the direction of gas. As it turned out later, the “SPECIALISTS” installed the meter for us backwards(
And a gas man came to us and said that we needed to disconnect the stove from the pipe and that he would pump pressure into the stove and thereby check for leaks in the stove. What kind of pressure needs to be pumped up if, when installing a meter or replacing a tap, one gas worker holds the pipe with his finger, this is if two of them come, but if one comes, then the gas generally comes out of the pipe into the room.
Evpatoria, every year two mechanics come from the Evpatoria UEGH State Unitary Enterprise of the Republic of Kazakhstan “Krymgazseti”, one smears three valves with soap, and the second fills out a certificate of completed maintenance work, I have a 4-camphor stove and a gas boiler, that’s all the work
On October 5, 2021, two locksmiths from Mr. Ledyankin (SVDGO service) were in the apartment, anointed the valve on the riser with soap and wrote out a sum of money in the amount of 748 rubles 80 kopecks according to the price list 10-1-3-1. We were in the apartment for 3 minutes. Glory to the branch of Gazprom Gas Distribution Yaroslavl JSC in the Yaroslavl district of the Yaroslavl region. Glory to Ledyankin!!!
In the new house \in which we do not yet live\we installed gas. The gas equipment includes a suspended boiler and there should be a hob \which has not been installed yet\We turn on the boiler in the winter and then not all the time, but only when we are doing something in the house. We came to do gas maintenance equipment and charged 2500 for just looking at the new boiler.
Those who do not serve will pay a fine.If we take the time standard by category, then they have to serve a whole shift, but in fact, they only fill out receipts and take money, but do not perform service
The gas stove is completely new. I was diagnosed and had to live in another place to care for the patient. I still pay for gas according to the norm, they demand that I sign a maintenance contract, a maintenance contract, or have the gas sealed. And you have to pay for everything. Their contract is quite vague. Cleaning and checking burners in one place. Turn the knob and pay for cleaning? Organizations are practically fraudulent. This has been going on for so many years.. The roof is good..
Interesting... Has anyone encountered a situation where gas workers were forced to REGISTER a gas stove - which has been in the kitchen of a one-room apartment for more than 10 years. There are all the documents for the stove. More than once gas workers had access to it. And so, in the documents they did not indicate which model ……And since 22 a new law. He came.....twisted the knobs and ordered the repair of the stove for 1114 rubles. The day before he came and insisted that the stove was new and needed to be registered. No arguments worked. There is chaos! How is it possible? Monopolists?
This time the experience was positive. They asked me to sign a service contract, I went and signed it three days later and they set a time. The gas workers arrived right on time. The stove is not new, but in good condition. We checked everything with a gas analyzer, replaced the insulation on the meter, replaced the gasket on the stove, lubricated the burners on the panel and in the oven, set it on fire and checked whether it worked or not. We measured it again with a gas analyzer. They gave us an acceptance certificate for the VDGO maintenance work and a cash receipt for 197 rubles.Organization "Omskgazstroyexploitation".
state unitary enterprise with gas networks in Novouralsk. Scheduled maintenance within the apartment. Payment arrived, which indicated: maintenance (stove - x-comfort - 421.30; training for MKD-103.60; maintenance of gas ball valve 15-50mm - 121.81; maintenance part. (gas pipeline 1-5) -223.55. Is this division of work legal? I thought that all this was included in the concept of “maintenance” of the stove. And what does a gas ball valve mean? It’s an ordinary small valve.
Tuymazy, Bashkiria. Private residential building "Specialists" Gazservice came to the maintenance, broke the taps on the gas stove in 5 minutes (they had to be pressed first and then turned) and left without saying anything. When we called the dispatcher with a complaint, they came running to replace other assorted cranes. And the payment - almost 800 rubles - comes along with the gas receipt. I’m not against THAT, but when I have to pay a considerable sum for my family to “look at the pipe for a couple of minutes,” I don’t agree.
Please tell me. Are there any restrictions on the length of gas hoses in Russia? The gas water heater was connected with a 3 meter hose, the gas workers came to do it, they said we need to install a pipe instead of a hose. They refused to install it until it was fixed
